Rose Hill Plantation is located in the greater Bluffton area of Beaufort County, South Carolina.  We are an easy drive to renowned Hilton Head Island, Savannah GA, Beaufort SC, I-95 and the Savannah-Hilton Head International Airport.

Rose Hill is a gated community with two entrances staffed by security personnel around the clock.  With a total of 996 home sites residents have a variety of lifestyle options. We offer quaint patio home communities, large golf fairway home sites and marsh waterfront estates with panoramic views of the Colleton River.  Our nearly 2,000 acres include a public 18-hole golf course, three swimming pools, acres of park land and green space and an equestrian center with 50 acres of fenced pasture and miles of greenbelt riding trails.

Our plantation offers access to deep water (subject to tidal conditions) from our small craft boat launch located at Colleton Point Landing on the north side of Rose Hill.   Other amenities on the grounds of Colleton Point include a meeting and event facility, a fishing dock, a gazebo, oyster and picnic tables and kayak racks.

Rose Hill Plantation is a true lowcountry paradise.  Our golf course and parks are laced with ponds, sleepy lagoons, specimen live oak and magnolia trees and exotic wildlife.  On any given day, you will likely spot heron, egrets, alligators, and deer.

Beginning in 2016, we embarked on a multi-million dollar seven-year plantation enhancement program.  Our primary focus was the renovation of our golf clubhouse and restaurant which was completed late 2018.  Our equestrian center has received upgrades to the main riding arenas and ventilation systems as well as added lightning protection.  Colleton Point Landing has a new boat dock, gazebo and will receive building improvements. We strive to maintain affordable association fees that currently total $2,500 per year for improved properties and $1,664 for unimproved properties.
